In Colombia, urban housing rent is governed by Law 820 of 2003. Its article 20 sets a clear cap: the annual rent increase cannot exceed the IPC (consumer price index) of the immediately prior calendar year, as certified by DANE.
The increase only applies after one year of the lease. The landlord must notify the tenant of the new amount and its effective date.
Example: if the prior year's IPC was 5.2%, a rent of 2,500,000 can rise by up to 130,000, reaching 2,630,000.
